Good Neighbor Policy
Effective: July 21, 2026
1. Introduction
Stay Utah and the independent hosts on our Platform (“Hosts”) care about being good neighbors in every community where listed properties operate. Guests are expected to be considerate of neighbors and to follow community rules and the rules set by the Host for each property.
If a concern is reported, the first step is typically a direct outreach to the guest to allow a prompt fix. If concerns continue, the Host (with Stay Utah’s support) may take further action, which may include fines, required departure, forfeiture of remaining payments, and restriction from the Platform, in accordance with the Host’s policy and any rental agreement you accepted.
As a general guideline, keep noise low between 10:00 p.m. and 8:00 a.m. Some communities set their own quiet hours, which will be noted in the property’s listing and control where stricter.
2. Parking
Use only designated parking areas. Street parking may be limited or prohibited in some communities. Keep shared driveways and access roads clear. Parking rules may change during snow emergencies or for local safety.
3. Trash & Waste
Store all waste securely in provided containers and follow local collection rules. Where bear-proof or wildlife-resistant containers are provided, use them at all times. Do not leave food or trash outdoors where it can attract animals.
4. Fire Safety
Follow all state and local fire-safety rules and any instructions in the property’s guidebook. Outdoor fires are prohibited except in designated fire features provided at the property. Do not place flammable materials near fire features, and comply with all rules on open flames and fireworks. Many areas treat this as zero-tolerance: a violation may result in immediate termination of the stay and restriction from the Platform.
5. No Weapons
Unless a Host expressly permits otherwise in writing for a specific property and in compliance with law, weapons are prohibited at listed properties. This includes, without limitation, firearms (loaded or unloaded), ammunition, knives intended as weapons, bows and crossbows, stun guns, tasers, offensively used pepper spray, explosives, and replicas of the foregoing, except for law-enforcement officers acting in their official duties. Violations may result in immediate termination of the stay without refund, removal, restriction from the Platform, and law-enforcement involvement.
6. No Smoking & Vaping
The default rule is no smoking, vaping, or e-cigarette use inside or around any listed property. Where a Host permits it, the Host will specify where on the listing or in the home guide. Violations may result in fines and charges for additional cleaning, deodorizing, or damage, as set by the Host (a typical default is up to $1,000 plus cleaning costs).
7. Property Care & Damages
Treat the property with care. Report any pre-existing damage to the Host promptly on arrival so it isn’t attributed to your stay. Guests are responsible for the property’s condition during the stay. Damage beyond normal wear and tear may be charged by the Host to the payment method on file under the Host’s policy and any rental agreement you accepted. All amenities (pools, hot tubs, gyms, saunas, etc.) are used at your own risk; supervise children and your party at all times.
8. Compliance with Local Laws
Comply with all local laws and community regulations during your stay.
9. Law Enforcement & Eviction
If law enforcement, fire, or security personnel are called to a property during your stay, the Host (and Stay Utah, as applicable) may require you and your party to vacate without credit or refund. The Host may evict and cancel a rental agreement, without credit or refund, for misrepresentation in booking, false payment or identification, failure to vacate, or other policy violations, and may involve law enforcement where appropriate.
