Community Standards & Code of Conduct
Effective: July 21, 2026
All users of the Platform — guests, hosts, and management companies — must act lawfully, honestly, and respectfully. These platform-wide standards complement the property-specific rules in our Good Neighbor Policy and any house rules a Host sets.
Expected Conduct
Provide accurate information, communicate in good faith, honor commitments, respect properties and neighbors, and comply with all applicable laws and house rules.
Prohibited Conduct
The following are prohibited and may result in immediate action: - Discrimination or harassment of any kind, including on the basis of any protected characteristic. - Fraud, misrepresentation, identity falsification, or use of false payment methods. - Illegal activity of any kind on or through the Platform or at a property. - Unauthorized parties, events, or gatherings that disturb neighbors or violate house rules. - Damage to property or failure to meet cleanliness and safety standards. - Abusive, threatening, hateful, or violent behavior toward any person. - Circumventing the Platform to divert bookings or payments off-Platform in violation of applicable agreements. - Scraping, hacking, introducing malicious code, or interfering with the Platform’s operation.
Acceptable Use of the Platform
You may not use automated tools to extract data, attempt unauthorized access, post unlawful or infringing content, or use the Platform for any unlawful, deceptive, or disruptive purpose.
Host Responsibility
Hosts (management companies and hosts) are responsible for setting and enforcing their own house rules with their guests and for maintaining safe, lawful, accurately described properties. Stay Utah is a facilitator and does not own, operate, or control any property.
Enforcement
Violations may result in content removal, listing removal, suspension, or termination, at Stay Utah’s sole discretion, and we may report unlawful conduct to authorities. We are not obligated to monitor conduct but may act on it at any time.
Guest conduct, property abuse, and removal. Depending on the severity of a violation — including abuse or mistreatment of a property, damage, endangering others, or repeated or serious breaches of these Community Standards or the Good Neighbor Policy — a guest may be removed from the Platform and have current or future reservations cancelled, without a refund from Stay Utah. A removed guest may contact the applicable Host directly to request any refund of accommodation amounts, which is between the guest and the Host and handled outside the Platform at the Host’s discretion. Stay Utah’s Service Fee and any other fees payable to Stay Utah are not refunded in these circumstances. Where a refund is required by applicable law, that requirement is honored by the party obligated to provide it. Details are in the Booking Policy.
